One platform, one access system

Kinnovis expands its self-storage offering with the acquisition of Xperitt.

For many self-storage operators, running a site means relying on separate systems: one for bookings, pricing and customer records; and another for gates, doors and unit access.

While both are essential, they have often been supplied, supported and developed independently.

Kinnovis is aiming to bring these functions together following its acquisition of Xperitt, a self-storage software and access-control business based in Alicante, Spain.

Completed on 20 May, the acquisition marks the first time Kinnovis has added access-control hardware to its product offering. The move will enable the company to provide operators with an integrated suite combining facility-management software and physical access control.

Shared focus on self-storage

Xperitt was founded by Iván Palacios and it has spent several years developing products specifically for self-storage operators in Spain and Portugal.

Its offering includes a facility-management platform alongside an access-control system covering gates, units and customer entry. The system also includes a mobile app and a booking-to-access process designed to automate the customer journey from reservation through to site entry.

The company has built a strong customer base in the Iberian self-storage market. One notable customer is CABE, one of Spain’s fastest-growing self-storage operators. CABE uses both Xperitt products across facilities in Barcelona, Madrid, Palma de Mallorca and Zaragoza, and has ambitions to expand to 100 sites by 2027.

Backed by €40 million of investment from BC Partners Real Estate, CABE’s growth reflects the increasing scale and maturity of the Spanish self-storage sector. Its use of Xperitt’s combined software and access-control systems provides a practical example of how an integrated approach can support a growing multi-site operation.

The relationship between Kinnovis and Xperitt developed over time, with both businesses focused on solving similar operational challenges for self-storage operators. While Kinnovis has established its core software platform in the UK and other markets, Xperitt brought expertise in access control and hardware.

Joined-up operation

The acquisition will see Kinnovis Manager, the company’s core operating platform, sit alongside Kinnovis Access as part of a single product suite.

For UK self-storage operators, this could reduce the need to manage separate suppliers, contracts and support arrangements for software and access control. Bookings can trigger access permissions automatically, while account changes can be reflected directly in a customer’s access rights.

This closer connection between the booking system and physical site access has the potential to simplify day-to-day administration. It can also provide improved visibility of customer activity, tighter automation and a clearer route for technical support when issues arise.

Kinnovis has previously offered integrations with third-party access-control providers. However, bringing this capability into its own product suite gives the company greater scope to develop a more unified system for operators.

As operators continue to look for ways to improve automation, customer convenience and site security, the integration of software and access control is likely to become an increasingly important part of the self-storage operating model.
